Land Trust -
There are two ways to transfer ownership in real property-1) by transfer of the property's legal and/ or equitable title to an acquiring party or 2) by a transfer of a benficiary interest ina land trust, in which type of trust the legal and equitable title is vested with a trustee nomineee but wherein you and/ or your co-beneficiaries remain 100% in charge and full control of the actions of the property and the trustee, and wherein no benefits of real property ownership are foregone or undue risk taken. Although the Land Trust is not widely known and it is very underused it has been around since the 1800's as the Chicago Title and trust of Illinois.
What does that mean for you?
It means if you will allow your property remain in the same name for a perferred period of 2-7 years. We will locate a qualified buyer, and guarentee your payments, property taxes, HOA (if applicable) and insurance, maintenence and repairs will all be made at least 7-10 days before the scheduled due date. how does this benefit you? the benefit will come during and at the end of the trust term as our client is paying your principle the amount of your mortage will come down this will build your equity and your credit will never be negatively effected. As the market rises and the home appreciates the value will increase. At the end of the trust term the home buyer will keep the majority of the equity. The homeowner and home buyer will split the appreciation.
